Spring and fall visits
Timed for the two moments that matter most on an Edmonton roof: after the melt and before the freeze.
Service
Two visits a year, a written report with photos and small problems fixed before they become leaks. The cheapest way to make a flat roof last.
Overview
A commercial roof inspection in Edmonton is most useful twice a year: once after the snow melts, and once before it falls. Between those two visits, a flat roof goes through freeze-thaw cycles, snow loads, ponding, hail and foot traffic from every trade that services the rooftop units. Small problems found early cost little to fix. The same problems found through a ceiling cost far more.
Our maintenance programs cover scheduled inspections, drain clearing, minor repairs and a written report with photos. They are the clearest way we stand behind a roof for its whole life, whether we installed it or not.
For a facility manager, the program also removes guesswork. You know when the roof was last checked, what was found, what was fixed and what is coming, all in writing and all in one place.

Timed for the two moments that matter most on an Edmonton roof: after the melt and before the freeze.
Minor repairs up to an agreed limit are done during the visit, so you are not waiting for a second trip.
Photos, a marked roof plan, prioritized recommendations and budget figures for capital planning.
A dated maintenance record that shows the roof has been looked after, which many manufacturer warranties expect.
The spring visit looks for winter damage: membrane punctured by snow shovels, flashings opened by ice, sealant that has cracked in the cold, and drains choked with grit after the melt. The fall visit prepares the roof for winter: clearing leaves and debris from drains and scuppers, checking seams and laps, resealing pitch pockets and making sure rooftop unit panels and curbs are secure.

Each report includes dated photos tied to a marked roof plan, a description of every issue found and repaired, and recommendations ranked as urgent, within the year or longer term. Where we recommend work, we include a price or a budget range. Facility managers use these reports to support budget requests, answer owner questions and track a roof's condition from year to year.
Manufacturer warranties commonly require the owner to maintain the roof and keep records, and exclude damage caused by neglect, such as clogged drains or unrepaired punctures. ARCA warranties include follow-up inspections over the warranty term. A documented maintenance program gives you the record to show the roof has been cared for if you ever need to make a claim.
Programs are set up per building and written down, so you know what each visit covers and what it costs before the first one. Most clients choose a multi-year term, which keeps the same crew and the same records on the roof year after year.
Process
We walk the whole roof, record the system, age and condition, and build a marked roof plan for your building.
Visit frequency, the repair limit we can work to without asking, access rules and reporting format are set in writing.
Each visit covers drains, flashings, seams, penetrations, curbs and the field of the roof, with debris removal and minor repairs.
You receive photos, findings and recommendations ranked by urgency, with costs for anything beyond the program.
Every visit, repair and emergency call is added to your building's file, so the next inspection starts with full context.
Warranty
Three separate warranties, each backed by a different party, kept valid by regular inspections.
Questions
Twice a year, in spring and fall, plus after major hail, wind or heavy snow. That schedule catches winter damage early and prepares the roof for the next freeze.
Yes. Most maintenance programs start with a roof installed by someone else. The first visit establishes a baseline, and from then on we track it like one of our own.
Pricing depends on roof size, access, the number of rooftop units and how much repair allowance you want included. We price per building, with a fixed annual fee. A program usually costs less than a single interior damage claim.
Yes. Each report includes an estimate of remaining service life and budget figures, so you can plan replacement years ahead instead of in an emergency.
Mechanical, electrical and telecom trades all walk your roof. Their traffic causes a large share of punctures. We note damage near equipment in our reports, and we can recommend walkway pads to protect high-traffic routes.
Yes. Portfolio clients get one schedule, one report format and one point of contact across every site, with pricing set per building. That makes it simple to compare roofs and rank replacement budgets across a portfolio.
Send us drawings, a spec or just an address. You get a clear scope, a written warranty and a roofer who answers the phone in a storm.
